Waterfront Land suitable for residential use for sale at Kochi.
The opportunity is for the outright purchase of a 11.55 acre waterfront parcel of land situated in Kumbalam Village, Kanayannoor Taluk, Ernakulam District in Kerala.
The site is situated in the southern outskirts of Cochin city, in the northern part of the Kumbalam area. Location-wise, the site is near the city, yet away from the city rush, which makes in a suitable destination for a residential development.
As the site is just off the main NH-47 highway, it has excellent connectivity to Central Cochin, importantly to the IT destination of Kakkanad, Tripunithura and other southern destinations such as Alleppey. While there is a suitable access road to the site, there is an alternative approach through ferry. This ferry which is at a distance of about 500 meters from the site, which has a service connecting to the main Thavera ferry located across the water from where there are connections to different ferry stations of the Cochin Urban Agglomeration.

ü 3.37 kms to the main NH-47 Bypass;
ü 11 kms to Cochin city center;
ü About 35 kms to the International Airport and about 8 kms to the Ernakulam railway station; and,
About 8 kms from the landmark Le Meridian Hotel, about 6.5 kms from the Lakeshore Hospital and about 9 kms from the key transit point, viz., the Vythilla Junction.
The property is currently situated in Residential Zone, R-75. This permits the development of residential buildings consisting of apartments, houses, etc., community shops incidental to residential use having a built up area of not more than 300 sq.mtrs., customary home occupations and cottage industries, Educational and Health institutions essentially serving the need of the residential community and community facilities such as community halls, places of worship, libraries, clubs, etc. and utility installations such as post offices, police stations, etc.
The FAR permitted for development is 2.0 and the permitted ground coverage is 60% for development.
Kumballam is a fast developing area. Currently, the entire area has a network of narrow lanes, dotted with dense single family homes. The entire locale is highly residential with other prime residential areas in close vicinity of the site being Maradu, Kundanoor, the NH-47 Bypass, with sprouting developments along its stretch, and the island of Thavera. The connectivity of the area to commercial and IT developments, as well as the many retail and some hospitality projects currently under development in the vicinity also add to the suitability of the site for a residential development. Given the site topography, it would be suitable for a middle to upper middle income apartment or villa project.
The site is also suitable for a hospitality development/ resort. Its scenic features, location and connectivity and the large swathe of nearby residential development would make it a good location for a hospitality project, with a definite focus on F&B offering.
