IDDC is a name that is known in Cooperative housing society sector for the last many years. Mr. Sachin Joshi and Mr. Satish Rao between them have provided consultancy in Cooperative Housing Societies for the last 20 years to over 2000 societies for rehabilitation of those buildings. With more societies opting for redevelopment, the scenario has changed during the present times. To keep pace with the time, we now bring to you our services as Consultants for Redevelopment.

Present redevelopment scenario hinges on the proposal submitted by the developers. When the development agency submits an attractive financial proposal, the proposal does not spell out the final development program or project details. A fleet of professionals in legal, architectural and engineering field supports the development agency; where as the society does not have the support of any professional agency. We intend to reverse this basic shortcoming by providing our service to the Co-Operative housing society.
To enumerate the present scenario of redevelopment:
Attractive financial packages by the multiple development agencies allure the society to sign an agreement for redevelopment with the most attractive financial package. Handing over of the self-owned premises to the development agency till the project is completed is an essential part of the redevelopment project.
The resultant wait for the project to complete is marred by certain shortcomings as listed below:
1 Completion of the project is governed by market price fluctuations as well as changing policy decisions of concerned Authorities, and hence beyond the control of the society. This fact is taken advantage of by the development agency.
2 Lack of transparency in floor area, (Carpet, Built-up, Super built-up, Hyper Built-up), status of project (cause of delay, approximate completion time etc), quality of products used, design philosophy adopted, quality standards adopted in construction etc.
Our solutions to the above are as under:
As a first step in this direction, we shall provide Techno- commercial viability report to the intending cooperative housing society at a nominal cost of Rs. 50,000/- & within 5 working days from the date of getting appointment & basic data required from the society.
This report shall address the following important parameters in redevelopment:
a) Optimization of land use
b) Cost analysis
c) Marketability analysis
d) Feasibility statement
Our report will help you to take proper decisions while selecting various agencies for redevelopment of the Society. This report shall throw light on the best use of land to achieve highest financial return.
