Job Description: Leasing Manager - Food Courts & Retail Outlets (Commercial Properties)Position Title: Leasing Manager - Food Courts & Retail OutletsDepartment: Facility ManagementLocation: BengaluruRole OverviewThe Leasing Manager will be responsible for identifying, onboarding, and managing food court and retail tenants across commercial properties. The role focuses on driving leasing revenue, optimizing tenant mix, ensuring brand and operational compliance, and enhancing the customer and occupier experience within the campus.Key ResponsibilitiesLeasing & Tenant Acquisition - Identify and attract leading F&B brands, QSR(Quick Service Restaurant) chains, cafs, specialty food outlets, convenience retail, and service brands.
-Conduct market research on F&B trends, competitor analysis, and category demand.
-Manage the complete leasing cycle: prospecting, client meetings, site visits, proposals, negotiations, and closures.
-Ensure leasing targets, occupancy levels, and revenue goals are achieved.Tenant Mix & Category Planning - Plan and maintain an optimal tenant mix to maximize footfall and sales performance.
-Evaluate brand performance and recommend changes to the mix to enhance overall food court appeal.
-Ensure category diversification to meet corporate occupier needs.Lease Documentation & Compliance - Manage LOIs, lease agreements, renewals, amendments, and exit formalities.
-Coordinate with legal, finance, and compliance teams to ensure timely documentation and adherence to policies.
-Ensure tenants comply with all statutory requirements, licenses, and brand guidelines.Fit-Out Management - Coordinate with tenants, project teams, and facility management for smooth fit-out execution.
-Review and approve layout plans, utility requirements, kitchen standards, and safety norms.
-Ensure timely openings of food courts with proper handovers and compliance checks.Food Court & Retail Operations Coordination - Work closely with FM team to support daily functioning of food courts and retail areas.
-Coordination to resolve tenant issues related to utilities, seating, cleanliness, and customer flow.
-Monitor hygiene and safety compliance in coordination with food court operators.Revenue Management & Reporting - Track rental income, CAM charges, utility recoveries, and revenue-share (if applicable).
-Prepare MIS on occupancy, tenant pipeline, revenue forecasts, and performance indicators.
-Review sales data submitted by tenants to evaluate performance and improve revenue generation.Stakeholder & Relationship Management - Maintain strong relationships with national and regional F&B and retail brands.
-Conduct periodic reviews with tenants to understand their performance and concerns.
-Liaise with internal teams (operations, marketing, finance, design, security) for seamless coordination.Customer Experience & Marketing Support - Coordinate promotions, seasonal campaigns, brand launches, and engagement activities with marketing teams.
